Manipal Hospitals Signs 30-Year Lease for New 500-Bed Hospital in Gurugram

Gurugram: Manipal Health Enterprises is expanding its presence in the Delhi-NCR healthcare market with plans to develop a multi-specialty hospital with an initial capacity of up to 500 beds in Gurugram.

The healthcare group has entered into a 30-year lease agreement with Singapore-listed investment company Thakral Corporation through its Indian subsidiary, TIL Investments. Under the arrangement, Manipal will develop, operate and maintain the hospital on approximately 3.5 acres of land.

The project is expected to be developed in phases, with the first phase accommodating up to 500 beds, according to the company’s regulatory filing.

Although the company has not disclosed the project’s total investment, industry estimates suggest that the development could involve an investment of approximately ₹750 crore.

Manipal Health Enterprises CEO Dilip Jose had previously indicated that establishing a greenfield hospital with around 250 beds typically requires ₹380-390 crore, excluding land and building costs. Medical equipment, technology, IT infrastructure and interiors account for approximately ₹1.5 crore per bed.

The proposed hospital will serve as the anchor for a larger integrated healthcare and wellness ecosystem. The plan also envisages complementary hospitality and retail facilities alongside tertiary healthcare services.

Highlighting the strategic importance of the project, Jose said, “Delhi NCR is an important market for Manipal Hospitals. The proposed hospital in Gurugram will enable us to strengthen our presence in the region and serve its growing healthcare needs,”

The selected land parcel offers connectivity to Indira Gandhi International Airport and other key infrastructure facilities. Its proximity to emerging residential developments and planned infrastructure projects is also expected to support the hospital’s long-term growth.

Manipal currently operates 49 hospitals with a combined capacity of approximately 12,600 beds across India, including three facilities in the Delhi-NCR region. The company has also been exploring further expansion through acquisitions and organic growth, with potential markets including Kerala, Hyderabad, Delhi-NCR and Visakhapatnam.

The announcement was made after market hours on Wednesday. Shares of Manipal Health Enterprises gained 3.58 per cent to close at ₹667.70 on the BSE.

The proposed Gurugram hospital marks another significant step in Manipal’s expansion strategy. With increasing healthcare demand across the Delhi-NCR region, the project is expected to strengthen the group’s capacity to deliver advanced multi-specialty services.
